Camp Roig 31 is a 600+ m2 townhouse with a sun-bathed 410 m2 courtyard overlooking the Alaró twin peaks and surroundings. The house, built in 1910, was originally as a halfway house for crops and meat from a large possession outside the town and has now been restored and upgraded into a modern big family residence with all the luxuries one could expect, with 5-7 bedrooms, 5 baths, wine cellar with it’s own house wine, 10x4m pool, garage and much more.

The house has many antique charming details like two stone fireplaces and wooden carvings, but probably its main feature is the airy roofed terrace with arched openings to the private expansive backyard and mountain views.

Design concept

The original architecture of the house was subtle but with curtain standout features, leaving us with plenty of room for new interpretations without desecrating the soul of the house. We saw the house fitting perfectly in a toned down art deco inspired theme mixed up with a strong Mallorcan heritage. We worked with dramatic shapes created with natural materials and an earthy palette both inside and out. This all the while not loosing the utilitarian roots of the house.

 
 
 

The entrance

The main entrance in Camp Roig 31 has space to spare, and gives a direct view through the house to the courtyard when entering. To the left you have a walnut paneled wall with hidden doors to a WC, a cloak room and the laundry room. After that we have the wine cellar, and straight in we have the living and dining room. To your direct right you have the house staircase and then the kitchen and breakfast area.

Kitchen

The heart of the house is equipped for the biggest and smallest meals all the while being perhaps the most precious gem in the house. The design of the cabinets is custom made just for Camp Roig 31 and together with the bathroom cabinets made up of 1.3 km of solid walnut half-circle laths. This is then covered by Italian light cream travertine and finished off with taps from Vola and top class appliances from Miele.

The kitchen also has a breakfast corner with a build in sofa, an original restored fireplace and a tap and stone sink for drinking water. From the kitchen you can exit straight to the sun-bathed outside dining and the inside dining area in the living room.

 
On the other end of the kitchen you can enjoy your breakfast of treat your guests to a drink while you’re throwing together some aperitifs.

Dining

The dining area is combined with the downstairs living area making it a nice indoor social space for long large dinners that start by the sofa table, move on to the dining table and back again. There’s a large original restored marble fireplace at the end for those colder winter evenings, and a custom made solid walnut dining table for 10-12 people to fit the whole extended family. Going with the table are 14 solid walnut and cotton cord ‘Josephine’ chairs also designed by Durietz Design specifically for Camp Roig 31.

Living room spaces

There are plenty of spaces for socializing and relaxing both outside and inside in the home. On the inside there are three living spaces, one on each floor, and each with its own purpose.

The bottom living room area is more for socializing around dinners where you can also easily move between the inside and outside sofa area in the courtyard just with a couple of steps.

 
 
 

The first floor living room is a nice area just to relax for guests or whoever is staying in the rooms nearby. Also a calming space for the eye when passing through to the terrace, the attic, the office or bedrooms. It has been prepared for a TV on the exterior facing wall should you like it but we prefer it more peaceful.

The attic living room has been made as an escape from the ever present Mallorcan sun. It’s a more private zone removed from the rest of the house where you can just lean back, watch a movie, play games, and enjoy the coolness.

 

The bodega and house wine

The bodega or wine cellar is in the bottom center of the house protected from outside light and heat, and also climatized to secure your wine collection. For your favorites and whites there is also a wine fridge from Miele for your ready to drink bottles.

Since nobody likes an empty wine cellar Camp Roig 31 comes with 150 bottles of its own house wine, produced locally on the island at Bodegas Son Puig. It comes in two varieties: one for the weekdays, the Camp Roig 31, made from Merlot, Tempranillo, Callet, Cabernet Sauvignon and 2017 yield, and the Grand Camp Roig 2015 made from Merlot, for those special occasions.


The bedrooms

Each bedroom in the house tells a new story and has its special features. It’s hard to select a favorite! Each one has custom designed marble bed side tables and wall built ‘Daphine’ lights from Lumina. Also custom made headboards and bed covers in natural linen fabrics from Yutes. Also since we are light sleepers ourselves every bedroom is prepared to be pitch black until you decide it’s time to get up, wether early or late.

The house has been planned as a 5 bedroom house, but the office and yoga room are prepared to be converted into bedrooms if desired.


Bathrooms

The bathrooms in Camp Roig 31 are all unique, each adapted best to the space given, but follow the same red thread. Walnut and Italian travertine in a practical but striking design, with loads of storage and splash protection, but also space, and air, letting the materials do their work.

The veranda

Probably the most striking space in the house, the roofed terrace is a space to enjoy kicking back with a book and a refreshing drink on sunny afternoons glancing out to the pool and mountains in the distance. It’s also the where the evening sun stays the longest due to its elevated position and westerly orientation.

The home office

Even if it’s not always nice to work, it’s always nice with an elegant peaceful office. A personal space to gather your thoughts and collect items. The Camp Roig 31 office has been prepared with a custom designed desk with cable management taken care of, custom wall shelving to match, and a walnut and black leather chair from No Early Birds.

 
 
 

Courtyard and pool

The backyard of 410 sqm is unusually large for the town and northwesterly oriented allowing for spectacular views of the Alaró peaks while also offering sun from day to evening. The raised terrace on top of the old water deposit running along the west side of the plot also allows for breakfasts in the early morning sun. There is room for an ample pool of 9,5x4,3m with sun chairs for the whole extended family, a lush garden area, a dining area with an outdoor kitchen, and a lot of space to spare.

Camp Roig 31 by night

The Camp Roig 31 courtyard by night needs to be experienced. The hot still-standing summer air, the sun heated tiles, the almost eerie silence and the pitch dark starry sky. Turn on the exterior lights and it feels like a giant private living room with no ceiling.

Location

Alaró is a quaint Mallorcan town of 5500 inhabitants on the southeast foothills of the Tramuntana mountains. Recognized from far by the dramatic facing peaks towering in the background, of which one hosts the Castell d’Alaró which was a stronghold for controlling the island in the 10th century.

Today Alaró has become popular place with ex-pats living in Mallorca who want a bit of separation from Palma, but at only 15-20 mins away thanks to the Ma-13 highway. The surrounding area is also home to many of the spectacular possessions on the island and their owners, including most of the islands wineries, giving exclusivity to the area as a whole.
